 HOMEOWNER POLICIES: (May be amended by the Rental Agreement.)

CHECK IN:  You will be given the street address, driving directions, key access code and the telephone number after all charges are paid.  Check in time is after 4:00 p.m. on the beginning date of the reservation as detailed on the Rental Reservation Form.  In order to allow sufficient time to prepare the property for your use and enjoyment, we ask that you do not request early occupancy.

CHECK-OUT:  Packing must be complete and the premises vacated by 10:00 a.m. on the last day of the reservation as detailed on the Rental Reservation Form.  This will allow us time to prepare for the next scheduled tenant.  Failure to leave on time and denying our staff access to the premises will result in a charge ($50.00 minimum) against your credit card or damage deposit.

All bedroom linens may be left on the beds for the cleaning service.  Towels may be left in the bathrooms or in the laundry hamper for the cleaning service.  Bedrooms and bathrooms must be cleared of all personal products. 

The tenant is responsible for washing all dishes, pots and pans and other kitchen items used during their stay.  (Dish soap and dishwasher detergent is provided.) Tenant is also responsible for placing all trash in the provided containers, emptying the refrigerator, securing all doors and windows, and leaving the house in a reasonable state of cleanliness.  Non-perishable food items may be left on the kitchen island for donation to the local Food Bank.

MAXIMUM OCCUPANCY:  The maximum permitted occupancy is 10 persons.  This includes all adults and children older than 18 months. Unless the express approval of the owner has been obtained, extra overnight guests are not permitted during your visit.   We do not rent to persons under the age of 21, youth groups, fraternities, sororities or other student groups under any circumstances, even if a parent or legal adult makes the reservation and/or pays the rent.

DAMAGES AND DAMAGE DEPOSIT:  This deposit, when charged, is not applied toward rent, and is fully refundable within 30 days of departure, provided no property damages are incurred.  The Damage deposit may be waived by the owner when the tenant has provided a valid credit card as the form of rental payment.

Damages to the plumbing, appliances or furnishings beyond the expected normal wear and tear will result in forfeiture of the damage deposit or a charge against the credit card.  Missing or damaged items will be replaced at current retail value and will be charged to the tenant.  Repairs requiring the additional services of a plumber, electrician or other professional will be charged to the tenant when deemed the fault of the tenant.  Damages that result in the cancellation of a successive rental will be charged to the tenant. 

In order to ensure that you are not charged for damages that may have occurred in a previous rental, we ask that you inspect the house immediately upon your arrival and inform us of any condition that is of concern. 

EMERGENCIES AND PROBLEMS:  Telephone numbers and email addresses are provided.  Contact us or our staff in the event of an emergency condition such as no heat, plumbing issues or no running water.  Electrical outages on the mountain may occur due to bad weather.  Problems with the satellite TV service, internet access, the hot tub or the gas log fireplace are inconveniences, not emergencies, and will be resolved by our staff as soon as possible.  A $35.00 service call fee will be charged for any non-emergency onsite visit.  Every effort is made to keep the house and its equipment in good working order; and the house is inspected prior to each tenant.  We will have our maintenance personnel or a repair professional remedy problems as soon as is reasonably possible.

SERVICES:  Additional services, for a fee, may be requested at any time during the rental.  These mid-rental services may include chemical balancing of the Hot Tub, trash removal, or cleaning of the bathrooms and a linen exchange.   These services will be scheduled and performed according to the availability of our staff.

HOT TUB:  The Hot tub is cleaned and chemically treated after each rental.  Please shower before entering the hot tub to remove oils, perfumes and other residue that may clog the filtration system.  Please do not eat while in the hot tub or add soaps, bath products, salts, massage oils or perfumes to the hot tub water as this will damage the filtration system.  Misuse of the hot tub, or the discovery of foreign materials in the hot tub that requires full draining of the hot tub, flushing of the filtration system and refilling will result in an additional $100.00 (minimum) cleaning fee.

Hot tub use is strictly at your own risk. The Hot Tub should not be used by infants or children under five years of age. Tenant must agree to the Waiver of Liability for Hot Tub use included in the Rental Agreement prior to rental.

Whenever the hot tub is not in use, the hot tub cover should be on and the doors should be locked. The exterior door to the sun porch has a dead bolt lock, and the interior door has both a dead bolt and a slide bar at the top of the door to prevent accidental entry.  Do not sit, stand or jump on the hot tub cover.

PETS: Maximum of two (2) pets per rental unless otherwise approved by owner.  Pet Fees are not adjusted for the size, age, or behavior of the pet.  Pets should be housebroken, on a flea/tick program and have all shots.  Pets shall not be permitted to sleep on any bed or furnishings in the house.    Stair-blocking safety gates are available and may be used as needed.  Crates are appreciated, but not required.

Please clean up all pet debris in the immediate area of the house and grounds prior to your departure.  Advise us of any accidental or incidental damage caused by your pet so that repairs or additional cleaning may be accomplished prior to the next tenant. 

TELEPHONE:  911 Service Provided.  Local calls and calls to toll-free numbers may be made without limit.   A pre-paid long-distance calling card is recommended.  Cell phone service is dependent on your provider's service area.

SMOKING:  Smoking is NOT permitted inside the house.
If smoking occurs outdoors on the deck, driveway or other areas of the property, please use a receptacle to dispose of smoking debris.  Do not throw cigarette butts on the grounds or into wooded areas.

TRASH:  Trash is picked up at the end of your visit.  Trash containers are located inside an enclosure to deter animal activity.  Recyclables may be rinsed and separately bagged. Unsecured trash or pet food left outside will attract animals such as raccoons, possums, neighboring dogs, etc.

ROAD CONDITIONS:  The gravel driveway to Asheville Lookout is well-maintained and easily navigated by any vehicle except  motor homes or buses.  If you plan on pulling a trailer of any type, please let us know in advance so that we can advise you of alternative parking options.

PERSONAL ITEMS:  Asheville Lookout and/or the owners are not responsible for personal belongings that are lost or left behind.  If found, identifiable personal items will be returned via mail to the address of record at your expense.
